Project Background
Johari Beach Residences is a boutique beachfront resort on Zanzibar’s south coast, set in the fishing village of Kizimkazi. It comprises 23 resort villas and suites on one of the island’s most unspoiled stretches of coastline, with uninterrupted views across the Indian Ocean.
Proven partnered with Johari Developers from greenfield site through to successful opening, leading concept development, brand positioning, commercial strategy, and sales. All 23 residences were sold to an international ownership base, taking the project from raw land to an operational resort in under three years.

The development was designed around its setting: low-rise, integrated into the natural landscape, with each residence oriented toward the ocean. Villas include private pools, gardens, and rooftop terraces. Shared amenities include Salt & Shore, the resort's all-day beachfront restaurant, a beachfront lounge, infinity pool, gym, and members lounge.
Kizimkazi sits on Zanzibar's quieter south coast, known for its resident dolphin population, proximity to Jozani Forest, and access to some of the island's best diving. The location was selected for its combination of natural beauty, relative seclusion, and accessibility from Zanzibar's international airport.
The project achieved strong international success, with buyers from 14 countries purchasing across a 16-month period, at a time when Zanzibar’s growth as a luxury destination was only beginning to gain wider attention.
