Project Background

Villa Zemani is a 13,000 sq ft ultra-luxury estate within the Estates at Albany, the most exclusive residential community in the Caribbean. One of just 21 properties within the Estates, situated inside Albany's 600-acre resort community on New Providence Island, Bahamas. Albany was founded by Tavistock Group alongside Tiger Woods, Ernie Els, and Justin Timberlake, and has become home to some of the world's most prominent families. Properties within Albany have traded at up to $80 million.

Proven was engaged as the sole project partner from the point of site acquisition through concept, commercial strategy, financial modelling, capital raising, design oversight, naming, and brand development. The project is now fully financed and entering construction.

Proven appointed Rob Steul, a longstanding collaborator whose portfolio includes the Four Seasons Ten Trinity Square in London, to bring the architectural principles of ultra-luxury resort design to a private residential estate. Separate service entrances, back-of-house infrastructure, and dedicated staff quarters allow the property to operate at hotel-grade level for a single family or rental guest. The result blurs the line between private home and five-star resort, purpose-built for both owner enjoyment and ultra-premium rental performance.
